Our role is to provide a stress-free tenancy for both you and your landlord. We act responsibly, in the interests of both parties, to ensure the property you let is safe and compliant with the latest regulations.

Our rates are competitive and all bonds are protected through a government-backed tenancy deposit scheme (TDP).

Your rights

As a tenant, you have the right to:

  • live in a property that’s safe and in a good state of repair
  • have your deposit returned when the tenancy ends – and in some circumstances have it protected
  • challenge excessively high charges
  • know who your landlord is
  • live in the property undisturbed
  • see an Energy Performance Certificate for the property
  • be protected from unfair eviction and unfair rent
  • have a written agreement if you have a fixed-term tenancy of more than 3 years

Our role

  • To help you find a suitable property
  • To arrange viewings
  • To help you negotiate your offer
  • To help you complete the application process
  • If instructed by the landlord, to provide a check-in condition report
  • If instructed by the landlord to manage the property, to be your main point of contact throughout the tenancy.

What information will you need to provide as part of the application process?

  • When your offer has been accepted you will need to complete our application form.
  • You will need to pay a holding deposit fee for the property and our referencing fees. Click here [link to fees] to see full details of our fees.
  • You will need to provide details of who can contact for references (your employer, current and/ or previous landlords)
  • You will need to provide proof of ID
  • You will need to provide proof of residency
  • You will need to provide proof of income
  • There may be additional information that we require eg details of a guarantor (if applicable), confirmation of working tax credits or other benefits.

Your responsibilities as a tenant

  • You will be responsible for insuring your own possessions
  • You will usually be responsible for contacting and taking over utility agreements including gas, electricity, water / sewage, telephone, broadband and council tax.
  • You are responsible for notifying the landlord (or us if we manage the property) of any maintenance issues or any breakages
  • You are responsible for getting the landlords agreement prior to any decoration of the property
  • Unless the landlord has given their consent, pets are not allowed.
  • You may be required to provide access to the property for inspection purposes. Your tenancy agreement will cover the details of this and the notice that must be given.
  • If you cancel the tenancy before the agreed minimum term, you will be liable for the rent until the end of the agreed tenancy.
